As a Lake Nacimiento real estate agent, I want to point out to current homeowners looking to sell that now might be the ideal time to do so. Demand from Central California homebuyers is high, but supply from Central California home sellers is limited. That makes for ideal home-selling conditions!

A recent NAR report named two reasons why now is the time to sell. These reasons include:

  • Pending home sales surged by 6.1 percent in May. This was the largest month-over-month gain since April 2010. This is partly due to the fact that mortgage rates are still low, inventory has risen and job creation has improved. For sellers, this is great news! Buyers are eager and homes are selling.
  • Housing inventory climbed by 2.2 percent and now represents a 5.6-month supply. Inventory is still below a balanced market, but it is rising, which means that buyers have more options. The time to sell is now, before inventory reaches a balanced market and buyers have even more options.

  1. Lower the price. The most obvious reason a house isn’t selling is because it’s overpriced. Talk to your Central California real estate agent about what similar homes are selling for in your local area. Sellers could try knocking two percent off the original asking price to gain buyer attention.
  2. Deep clean. Get a second opinion from a trusted friend, neighbor or real estate agent on the appearance of your home, because homeowners often overlook things that might turn a buyer away. Deep clean, declutter, and consider updating carpeting, paint or lighting.
  3. Fix. Is there a common deficiency in your home noted by many of the buyers that come to look but don’t show interest? Look for patterns, take notes, and if you notice a common pattern, fix what needs to be fixed so that buyers aren’t turned off.
