  • Install a patio. A patio or deck is way less expensive than adding on interior rooms to your Lake Nacimiento home, yet it yields a 30 to 60 percent return of your investment. The key is to keep the patio simple. Opt out of adding an outdoor kitchen or high-end amenities. Add lighting for extra appeal.
  • Add energy-efficient features. Green living is huge right now, and most homebuyers are willing to pay more for a home with energy-efficient upgrades. A study found that California homes with energy-efficient certification had a 9 percent higher price, on average.
