• Know what you want. Only you can know exactly what type of house you’re looking for in the Central Coast real estate market, so get very clear on that. How many bedrooms does the house have to have? Where do you want to be located, and what type of neighborhood are you looking for? Come up with the necessities of the home, and then the things that you’d like the house to have, so we know how to narrow your search. • Save enough cash. Make sure you have a hefty amount of savings before going into the home-buying process, because it costs more than just the down payment, which is hefty enough. While you have options to only put 3 to 5 percent down on a Central Coast home, keep in mind that you’ll also have to pay for a mortgage application and credit check fee, an earnest money deposit, a home inspection, an appraisal fee and closing costs, which can amount to 3 to 5 percent of the mortgage balance.
