Stage Your Central California Home Like A Pro

When browsing through Central California home listings, don’t you love how gorgeous homes look while listed for sale? That is because they are staged to sell! This means they have been cleaned, organized, decluttered and depersonalized. However, other factors come into the “staging” process as well.

As your Central California real estate agent, I’d like to share some of the secrets of staging professionals. Whether you’re selling your Central California home, and want to prepare it for listing photos, or you just want to spruce up your home for everyday living and houses guests, take these tips into consideration.

1.  Not all paint colors are created equal. When you stage your Central California home to sell, you are trying to appeal to the majority of people. This means that neutral colors are best, such as whites, off-whites, beiges and creams. However, it’s very popular to paint accent walls or some rooms with a dark red, brown or green color. White or cream-colored ceilings make a room appear larger.

2.  Go all out in the bathroom. Central California homebuyers love a good bathroom. The secret to staging is to make the bathroom look like a hotel. Clear all the clutter off the bathroom sink and counter, except for a few products with attractive packaging and aromas. Add a potted plant, a basket full of rolled up white towels, and a candle.

3.  Add bedroom seating. Part of staging is getting the furniture to look appealing to a potential homebuyer. If you have space in the bedroom, it’s a good idea to add some sort of seating. This could include an attractive bench at the end of the bed, or a chair and side table in the corner. It makes the room seem larger, and it looks warm and inviting.

4.  Style the coffee table. Potential homebuyers and house guests notice what is on the coffee table in the living/family/great room. Again, remove all the clutter, and design it with a large centerpiece. This could be a pot or vase with flowers, an attractive bowl or dish, or an art piece. Build out from there, with items like candles, small stacks of books or magazines, or sculptures or pottery.

5.  Layer the lighting. Ceiling lights can leave a room looking flat, or too bright and fluorescent. Layer the lighting with lamps of different sizes and heights. Sconces look great in large rooms, but not in small rooms, and save chandeliers and pendants for dining areas.
