If you are gearing up to sell your Central Coast home this spring, you might be wondering if you should hire an agent or go it alone. As a Central Coast real estate agent, you might expect me to recommend that you use an agent to help you sell. Therefore, don’t take my word for it! Take the word of this Investopedia article, which provides eight reasons why sellers should use an agent rather than trying to sell solo.

1.  Buyer’s agents might not show your house. Buyer’s agents don’t always get paid by the seller, or they find FSBO sellers to be difficult to work with, so they might not show your house to buyers. If they do, they might discourage them from making an offer. When you have a professional working on both sides, it makes everything run a lot smoother.

2.  It’s hard to keep your emotions out. If you’ve lived in your Central Coast home for many years, it’s hard to not get emotional when selling. It’s also easy to see your house in a better light than prospective buyers. This is why FSBO sellers tend to overprice their homes, turn away lower offers or refuse to negotiate on closing arrangements. An agent can keep a level head and a neutral attitude.

3.  Your full-time job isn’t real estate. Buyers are searching for homes around the clock, but chances are, you have a full-time job. Will you be able to leave work at any time to show your home to a potential buyer? Will you have energy after work to show and market your home? Do you have experience with selling? An agent does, because selling your home is part of their full-time job!

4.  Agents have a large network. Most buyers now find their homes by searching online, and agents have a much vaster network than you would as a FSBO seller. You can list your home on many sites, but agents can list on more sites, not to mention their own. They also have large networks of clients, other agents and agencies. Speed and momentum are key when getting the word out about your listing.

5.  Agents are professional negotiators. Part of our job as agents is to negotiate between sellers and buyers. If a buyer has a professional on their side, chances are, that agent is going to win the negotiation, meaning less money for you. An experienced agent has negotiated hundreds of home purchases and knows exactly how to do it with confidence. Don’t you want an advocate like that on your side?
