When it comes time for you to sell your Central California home, it’s wise to complete some much needed upgrades around the house, in order to increase your home value. As your Central California real estate agent, I want to point out that now all upgrades are created equally. Some add more values than others, and some can actually decrease value. Fortunately, there are some upgrades you can make to your Central California home that are not only affordable, but also simple. RISMedia shared some examples of these, and I’ve summarized them for you:

  • Brighten the bathroom. Central California homebuyers love bathrooms, so just brightening up yours will make a major improvement on visual appeal. Change the light bulbs for literal brightness, and then scrub the tiles until they seem to sparkle. If any tiles are chipped or cracked, only replace those, to save time and money. Replace faucets, shower heads and toilet seats, if necessary.
  • Make kitchen workable. Buyers also love kitchens, so spending time and money in this space is smart. This could mean updating the faucet, fixing leaking pipes, buffing the counters and repainting cabinets. It’s all about aesthetic value. Another smart updated is to replace outdated knobs with modern handles, which looks like an expensive update, but isn’t.
  • Add storage. All Central California homeowners appreciate storage space, so give your home a walkthrough and try to eye any space that isn’t being used. You could add a laminate closet system or built-in cabinets to a wall that has no function. You could add under-stair storage space, or add built-in cabinets or shelves someplace they’d be useful.
  • Add extra bedrooms. This doesn’t mean you have to build on more space to your Central California home! Simply turn your attic, den, basement or other added space into a bedroom. The more bedrooms your home has, the more appealing it seems to buyers in a listing. To consider it a bedroom, it just needs to have a closet and a window.
  • Buff floors. Floors are one of the first things buyers notice about a home. Clean, buff and polish hardwood floors and tile until it sparkles. Hire a professional carpet cleaner to clean the carpets. This small investment is worth the impact it will have.
  • Repaint walls. Adding a fresh coat of paint to the walls of your home is a tried and true method of increasing value and appeal without spending a lot of money. Choose modern, neutral color palettes that will appeal to the majority of buyers.
