December 2011 Market Watch for North San Luis Obispo County and Monterey County

North San Luis Obispo County Active Listings: There are a total of 1,729 properties actively on the market with an average list price of $638,946.

North San Luis Obispo County Sale Pending/Sold: There are currently 317 properties with sales pending and 1,358 properties that closed in the past 6 months. The average sold price is $372,674 and the average time on market is 111 days.

North San Luis Obispo County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market. At the present time it will take about eight months to sell all of the current active listings, without adding any new homes for sale.

Monterey County Active Listings: There are a total of 1,470 properties actively on the market with an average list price of $1,207,445.

Monterey County Sale Pending/Sold: There are currently 1,022 properties with sales pending and 1,900 properties that closed in the past 6 months. The average sold price is $406,572 and the average time on market is 102 days.

Monterey County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. ANTI-RENTERS SUCCEEDED IN GETTING THE SHORT TERM RENTAL INITIATIVE ON THE CALENDER

LAKE NACIMIENTO WEATHER AND WATER UPDATE:

Lake Nacimiento’s levels are currently at 73% and an elevation of 780.95
with a total of 22.91 inches of rain fall so far this year. The next Board Meeting for October has been changed to October 22 at 10 am at the Clubhouse  We hope to see you at the Oak Shores Halloween Party at the clubhouse on October 29th




ANTI-RENTERS SUCCEEDED IN GETTING THE SHORT TERM RENTAL INITIATIVE ON THE CALENDER

There will be a public meeting on October 8 and the ballots will go out to the membership around the middle of October.  This will be a CC&R change so 51% of the membership must vote yes.  However, slim the chances might seem, there is always the possibility that the measure might pass.  Cindy Peyton will be working with an attorney to put together the argument against the initiative that will be included with the ballot.  For more information or if you have questions, please call the OSCA office at 805-472-2233.

RIVERBEND REPAIRS COSTS HIT $1.2 MILLION

The Salinas Valley Water Project which included changes to the Lake Naciemiento Dam Spillway has caused severe damage to the downstream riverbed after water dropped over the dam.  Now the county is trying to determine responsibility.

September 2011 Market Watch for North San Luis Obispo County and Monterey County North San Luis Obispo County Active Listings: There are a total of 1,993 properties actively on the market with an average list price of $632,821. North San Luis Obispo County Sale Pending/Sold: There are currently 344 properties with sales pending and 1,358 properties that closed in the past 6 months. The average sold price is $375,600 and the average time on market is 106 days. North San Luis Obispo County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market. At the present time it will take about eight months to sell all of the current active listings, without adding any new homes for sale. Monterey County Active Listings: There are a total of 1,595 properties actively on the market with an average list price of $1,278,515. Monterey County Sale Pending/Sold: There are currently 1,076 properties with sales pending and 1,964 properties that closed in the past 6 months. The average sold price is $415,661 and the average time on market is 107 days. Monterey County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. LAKE NACIMIENTO WEATHER AND WATER UPDATE:

Lake Nacimiento’s levels are currently at 81% and an elevation of 787.1

LOCAL RESCUE BOAT NAMED IN HONOR OF CHRISTOPHER MEADOWS

A search and rescue volunteer, who died while giving of his time, is honored in a permanent way.  Meadows was killed while responding to a medical call at the Oceano Dunes Memorial Day weekend of 2009. The San Luis Obispo County Board of Supervisors approved a resolution to make the name of the boat official and his family was given a special plaque.

The average sold price is $374,898 and the average time on market is 113 days. North San Luis Obispo County Absorption Rate/Supply: The current month supply of homes on the market is defined as the ratio of the current inventory of active listings compared to sales. In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market. At the present time it will take about eight months to sell all of the current active listings, without adding any new homes for sale. Monterey County Active Listings: There are a total of 1,638 properties actively on the market with an average list price of $1,235,013. GRAND OPENING FOR NEW POST OFFICE AT LAKE NACIMIENTO

A grand opening of the new post office near Nacimiento occured on July 22nd. The office is loacated at the Oak Hill Center off Lake Nacimiento Drive at 2150 Heritage Loop Road. The new post office will provide additional service in addition to the excellent service we currently receive from the Bradley post office and it's great staff!

TWO GIRLS FOUND SAFE AFTER SEARCH AND RESCUE AT LAKE NACIMIENTO

Two young girls are safely returned to their parents after they were reported missing at Lake Nacimiento. Earlier this month, a four-year-old girl went missing at Lake Nacimiento. Search and rescue divers found her body about 70 feet offshore and in water that was about six feet deep. Our hearts go out to Araceli Garcia's family.

SACRAMENTO DISTRICT BREAKS ROUND ON FORT HUNTER LIGGETT SOLAR ARAY

Representatives from the department of the Army, U.S. Rep. Sam Farr's district office, Fort Hunter Liggett and the U.S. Army Corps of Engineers Sacramento District broke ground a one-megawatt solar array in a ceremony at Fort Hunter Liggett April 8. Once completed, in approximately three years, the array will provide roughly 30 percent of Fort Hunter Liggett's energy needs. The array is the first of three planned for Hunter Liggett, which will provide for all the post's energy needs when complete.

SLO GETTING WATER FROM LAKE NACIMIENTO

North County lake will provide 1.1 billion gallons of water per year to the city, which is the first to take delivery from the project.

After decades of planning, the Nacimiento Water Project is finally flowing: Water from the lake is now coming out of faucets in San Luis Obispo. The lake northwest of Paso Robles will now serve as San Luis Obispo’s main water source — the equivalent of 1.1 billion gallons of water annually. The city also gets additional water from Santa Margarita Lake and Whale Rock Reservoir through separate projects.

The city is the first to treat and use water from Nacimiento Lake after the completion of the 45-mile, $176 million pipeline — the county’s largest public works project. The pipeline will carry millions of gallons of water from the lake to Paso Robles, Atascadero, Templeton, San Luis Obispo and part of Cayucos.
