As your Central Coast real estate agent, I’m here to share some of your best options. MSN Money recently shared some of their recommendations for kitchen upgrades that yield the highest return on investment. Here are some of their choices:

• Repaint cabinets and change out the hardware. Give your cabinets a new coat of paint with a semi-gloss finish, and then add new, modern hardware. This is much cheaper than replacing the cabinetry altogether, but still makes your cabinets look modern and fresh.

• Replace or add a backsplash. Some popular backsplash options include modern glass, mosaic tiles, or classic white subway tiles. These won’t go out style and can give your kitchen an updated, fresh look. White or neutral tones will make the kitchen look bigger and brighter too.

• Paint your hardwood floors. This is a cheaper version of changing the floor altogether, and it can make a huge difference. MSN Money recommends enamel paint. If you need new flooring, go with ceramic tile, which is less expensive than other tiles, and can be done yourself with some patience.

• Add or replace lighting. Good lighting is important for home value and visual appearance. Choose stylish, but affordable pendant lights for above a kitchen island or countertop. Choose under-cabinet lighting for a higher-end look. Change the bulbs in existing fixtures for more light. That alone makes a difference!

• Replace your countertops with affordable, durable options. Butcher-block or concrete countertops can be stained to match the space and cost much less than other options. You could also shop at a store with reclaimed materials. Use granite or marble on smaller spaces to give visual impact.

• Add a new kitchen sink. You can easily switch this out with an affordable option that is modern, sleek and durable. A new sink feels custom and can become the focal point of the room, such as an apron-front farmhouse sink.
