Did you know that homeowners who stage their home to sell receive, on average, $2 in increased sale price for every $1 they put into staging? As your Lake Nacimiento real estate agent, I am here to offer you the recommendation that you stage your home when selling, and I’m here to provide some tips on how to do so! While you can hire someone professionally, there are some steps you can take on your own as well, if working on a budget.

Here are the ‘golden rules’ of home staging as a Lake Nacimiento home seller:

Depersonalize. You want buyers to be able to imagine living in your home, which isn’t easy to do when all they can see is you living in your home. This means taking down family photos and children’s artwork and anything that is too ‘out there’ for the majority of people, like overly bold paint colors and decor.

Maximize. You want to maximize your square footage as much as possible. This means that your first step should be to declutter and remove any and all items that do not need to be there. All of them! Clutter makes spaces look smaller. Remove access clothes from closets, access furniture, etc.

Clean. Once you remove unnecessary items, scrub, polish and sanitize every inch of your Lake Naci home! This is the simplest and most affordable step you could take, and the most efficient. No buyer is going to want to buy a dirty home. Pay attention to corners, ceilings, floors, windows, closets and even inside cabinets. Buyers will look everywhere.

Modernize. Without spending a fortune, there are some steps you could take to modernize outdated features that your home may have. For example, you could swap gold fixtures for nickel or chrome, or touch up cabinets with wood stain or a sanding and coat of paint.

Neutralize. Like I mentioned briefly, you want your home to appeal to the majority of buyers. That means that anything too unique or original might turn off some buyers. If you’ve got any shocking paint colors, consider repainting in neutral colors, and take down any art or décor that might turn some buyers off.
